Move-Up Guide
How to Buy and Sell at the Same Time in Tampa Bay
You’ve outgrown your home. Maybe you need another bedroom, a bigger yard, or a shorter drive to school. The hard part isn’t wanting to move. It’s figuring out how to sell the house you live in and buy the next one without living in limbo.

That’s exactly what we specialize in. We’re Team Sigh, a mother-daughter team with Five Star Real Estate, and we’ve guided 200+ transactions across Tampa Bay. Here’s how we think about moving up.
Step 1: Start with your numbers
Before anything goes on the market, we look at what your current home is likely to sell for, what you’d walk away with, and what that means for your next purchase. We’ll also connect you with a trusted lender early, because your financing options shape every decision after this.
Step 2: Choose your order
There are three common paths, and the right one depends on your situation:
- Sell first: you know exactly what you have to spend, and you’re not carrying two mortgages. The tradeoff is you may need a short-term place to land, or a rent-back.
- Buy first: you move once, on your own schedule. This usually takes enough savings or financing to carry both homes for a while, so it’s a lender conversation first.
- Do both at once: list and shop at the same time, then line up the closings as closely as possible. This is where coordination matters most.
Step 3: Use the right tools in your offer and your sale
- Home sale contingency: makes your purchase depend on your current home selling. Some sellers accept these; we’ll tell you honestly when it could weaken your offer.
- Rent-back (leaseback): you sell and stay in your home for a set time after closing, so you’re not moving twice.
- Closing date coordination: we work with both sides to set dates that give you breathing room.
- Financing options: your lender can explain options like bridge financing or using equity for a down payment, and whether they make sense for you.
Step 4: Get your home ready and priced right
When you’re buying at the same time, a home that sits is expensive. We focus on an honest price, the few updates that actually matter, and marketing that reaches the right buyers quickly: professional photos, video, 3D tours, and targeted digital outreach.
Step 5: Line up both closings
We manage the details between both transactions, including inspections, appraisals, repairs, and title, so the pieces land in the right order. You will always know what is next.

Buying and Selling at the Same Time: FAQs
Can I buy a new home before selling my current one in Tampa?
Often, yes. It usually depends on your savings, equity, and what your lender approves. We’ll help you get those answers early so you can decide with confidence.
Will a seller accept an offer that’s contingent on my home selling?
Sometimes. It depends on the home and how much interest it’s getting. We’ll tell you honestly how a contingency could affect your offer and whether another approach is stronger.
What’s a rent-back?
It is an agreement that lets you stay in the home you sold for a set period after closing. It can give you time to close on your next home without moving twice.
How long does it take to buy and sell at the same time?
Every move is different. The timeline depends on your price range, your neighborhood, and your financing. We’ll map out a realistic timeline for you at the start.
